Our Lease-to-Own unBankable program is designed to create a seamless pathway to homeownership for individuals not yet eligible for a traditional loan. Our goal is to transform renting into owning within 1 to 5 years by helping participants build credit and save money while enjoying life in their dream home.
To get started, please fill out our online submission form. We just need some basic information, including your name, email, phone number, and a few other details.
Next, we’d like to arrange a brief 10-20 minute phone call. We have an easy-to-use calendar where you can select a convenient day and time. During this call, we’ll verify your information and ask you some questions, and we’re sure you’ll have questions for us too! We’ll discuss the various options available to you and determine what makes the most sense for your situation.
Step 3: Meet with Us
If we find that we’re a good match for each other, we would love to meet with you in person or via Zoom. If that’s not possible, a phone call will work as well. We prefer to connect with our clients whenever we can. After that, we’ll collect your income, asset, and credit documentation—this will serve as your "New Home Checklist." Don’t worry; we’re not a bank, so we don’t require the same stringent criteria. We’re not looking for perfect credit or flawless job history. Whatever challenges you may be facing are generally acceptable to us. Our goal is to ensure that we place you in the right home with payments that fit your budget.
Step 4: Review and Approval
Once we review your information, we’ll inform you whether you are "Approved" and outline the terms. This entire process can take as little as two to three days if all requirements are met and you’re available to connect with us. Ultimately, the pace of this process is in your hands! You won’t know your options until we go through all the details of the program together.

Our program is designed for a diverse range of potential homeowners who may not fit the traditional mortgage lending criteria. Here's who we typically work with:
Ideal Candidates
Individuals who can't currently secure a traditional mortgage. Those with some down payment savings and ability to make regular monthly payments, new or established business owners, especially those with complex tax situations. People with limited or no credit history, individuals recently divorced, workers with multiple part time jobs or recent career changes.
Responsive, proactive and willing to meet with us and provide necessary information; honest and transparent about their situation.
Our Approach

While we strive to help as many people as possible achieve homeownership, there are certain situations where our program may not be the best solution:
Transparency and Cooperation Issues
Individuals who are not fully honest or transparent about their situation. Those unwilling or unable to provide necessary documentation. (credit reports, income, and asset verification) People who are unresponsive or difficult to communicate with.
Those seeking extremely low-cost housing options. Individuals with no funds available for an initial investment in their new home.
People looking for housing solutions significantly below market rates. Those unable to afford monthly payments comparable to average market rent in their area.
We're best suited to assist individuals who:
May not meet all traditional bank lending criteria. Can afford monthly payments at or above average market rent in their area Are willing to cooperate, communicate promptly, and provide necessary information.
We acknowledge that housing affordability is a significant issue in America. While we aim to help as many people as possible, our program is not designed to address the broader societal challenge of low-cost housing availability.

Many people assume that lease-to-own arrangements don't require a down payment. However, this is a common misconception. Since we're essentially purchasing a home on your behalf when traditional banks won't, there's an inherent risk involved. To mitigate this risk and ensure commitment, we require some "skin in the game" from our clients.
Our primary offering requires a minimum of 10% of the purchase price as a down payment. All of this goes towards your home, provided you purchase or refinance on time and adhere to all terms and conditions.
More down payment often means better terms: lower monthly payments and better overall purchase price.
For optimal benefits: Aim for 15-20% down or more. This can significantly improve your payment terms and home price.
What makes our program truly unique is that we let you choose almost any home on the market—or even off-market! Unlike other companies that limit your options to a small list of pre-selected houses, we give you the freedom to find the home that’s perfect for you.
Of course, we ensure that the home is safe, habitable, and in excellent condition before making the purchase, but we’re highly flexible and work with a variety of properties and situations to meet your needs.
